Because heating the pool requires substantial propane consumption, the standard pool-heating rate is subject to an additional Fuel Surcharge during periods of elevated propane prices. For purposes of determining the applicable Fuel Surcharge, the controlling propane price shall be the most recently published Residential Propane Price for the Rocky Mountain (PADD 4) region, expressed in dollars per gallon, as reported by the U.S. Energy Information Administration (“EIA”) and available as of the Guest’s scheduled date of arrival (“Arrival Date”). The applicable daily pool-heating rate shall be: $2.75/gallon or less — $1,000/day $2.76–$3.25/gallon — $1,100/day $3.26–$3.75/gallon — $1,250/day $3.76–$4.25/gallon — $1,400/day $4.26–$4.75/gallon — $1,600/day Each additional $0.50/gallon, or portion thereof, above $4.75/gallon — an additional $200/day The $1,000 daily rate is the minimum applicable pool-heating charge and will not be reduced due to decreases in propane, fuel, or energy prices. The applicable Fuel Surcharge is determined using the most recently published EIA benchmark available as of the Arrival Date. Payment of pool-heating charges before arrival does not fix or cap any Fuel Surcharge that may become applicable by the Arrival Date. Any additional amount due must be paid in full before pool-heating service begins or continues. Pool heating must be requested at least thirty (30) days before the scheduled Arrival Date. Requests made fewer than thirty (30) days before arrival are subject to availability and may be declined. Pool-heating charges and applicable Fuel Surcharges are separate from the accommodation rate and are nonrefundable once fuel has been procured, heating operations have commenced, or material preparations for pool heating have begun.\n\nRESORT-LEVEL OUTDOOR AUDIO SYSTEM: The Property features an expansive, resort-level outdoor audio system consisting of 30 professionally installed outdoor speakers and five (5) in-ground subwoofers distributed throughout the outdoor entertainment areas. The system is designed to provide immersive, high-quality audio across the Property’s extensive outdoor spaces and is available as an optional paid amenity. Weddings, receptions, parties, events, commercial activities, productions, or other organized gatherings may require prior approval and are subject to separate audio-system pricing. Payment provides access to the system only during the period purchased and does not provide unrestricted volume privileges. All use remains subject to the Property’s quiet hours, noise limitations, occupancy requirements, house rules, and applicable laws and ordinances. Due to the size, value, and professional configuration of the system, guests may not disconnect, relocate, reconfigure, tamper with, or otherwise modify any speaker, in-ground subwoofer, amplifier, wiring, networking equipment, control equipment, or other component of the audio system. Management reserves the right to limit, suspend, or disable the system when reasonably necessary to prevent excessive noise or disturbance, comply with applicable requirements, protect the equipment or Property, or address misuse. Restrictions resulting from a guest’s violation of Property rules or applicable requirements do not entitle the guest to a refund. Outdoor audio-system fees are separate from the accommodation rate and are nonrefundable once system access has been activated for the purchased period.\n\nCHARTANHOUSE ESTATE\n\nHOUSE, RELIGIOUS CEREMONY, WEDDING & CORPORATE RETREAT RULES\n\nChartanHouse Estate is a privately owned residential estate offering overnight accommodations and, when separately approved, religious gatherings and ceremonies, including weddings, as well as private corporate retreats.\n\nChartanHouse is not a party house, nightclub, public venue, or general-purpose commercial gathering facility.\n\nAll uses of the estate must be disclosed in advance and specifically approved by ownership.\n\n⸻\n\nSTAY & HOUSE RULES\n\n1. Four-Night Minimum\n\nAll reservations are subject to a minimum four-night stay unless ownership expressly approves otherwise.\n\nAuthorization for a religious gathering, wedding ceremony, or corporate retreat does not eliminate the minimum accommodation requirement.\n\n2. Overnight Occupancy\n\nOnly registered overnight guests may stay overnight at ChartanHouse Estate.\n\nThe number of overnight occupants may never exceed the approved overnight occupancy.\n\nAuthorization for a larger daytime gathering does not increase overnight occupancy.\n\n3. Visitors\n\nThe reservation holder is responsible for everyone admitted to the property through their reservation.\n\nUnauthorized gatherings are prohibited.\n\nGuests may not circumvent occupancy or gathering requirements by characterizing attendees as casual “visitors.”\n\n4. Responsible Party\n\nThe reservation holder is responsible for communicating applicable rules to all registered guests, visitors, invitees, vendors, contractors, and other persons admitted in connection with the reservation.\n\n5. Residential Conduct\n\nChartanHouse is a substantial private estate located within a residential community.\n\nGuests must respect the estate and surrounding neighborhood.\n\nExcessive outdoor noise, street congregation, vehicle horns, blocked driveways, littering, trespassing on neighboring property, or other unreasonable neighborhood disturbances are prohibited.\n\n6. Security Cameras\n\nExterior security cameras may operate for security, access control, property protection, incident investigation, and enforcement of property rules.\n\nCameras are not installed in bedrooms, bathrooms, or other areas where guests have a reasonable expectation of privacy.\n\nCovering, disconnecting, repositioning, obstructing, or otherwise interfering with security equipment is prohibited.\n\n7. Gates & Access\n\nAccess codes, keys, remotes, and other credentials may only be provided to authorized persons.\n\nGates may not be forced, disabled, obstructed, or intentionally left open contrary to property instructions.\n\n8. Restricted Areas\n\nLocked owner storage, mechanical rooms, equipment areas, electrical panels, utility spaces, and other designated areas are not available for guest use.\n\n⸻\n\nPOOL & OUTDOOR AMENITIES\n\n9. Pool Use\n\nPool use is subject to property rules and appropriate supervision.\n\nChildren and persons who cannot swim competently must be appropriately supervised.\n\nDangerous horseplay and unsafe conduct are prohibited.\n\n10. No Glass Around the Pool\n\nGlass containers and glassware are prohibited in and immediately surrounding the swimming pool.\n\nGuests may be financially responsible for remediation required because of broken glass attributable to their party as permitted by the rental agreement and applicable law.\n\n11. Pool Equipment\n\nGuests may not access, modify, reprogram, disable, or otherwise interfere with pool pumps, heaters, filters, valves, chemical equipment, automation, or other mechanical systems.\n\nProblems must be reported to management.\n\n12. Pool Heating\n\nPool heating is governed by the reservation agreement.\n\nWhen pool heating is purchased, applicable charges are based upon the required heating period and may not be selectively activated and deactivated to circumvent the applicable pricing structure.\n\n13. Outdoor Kitchen & Equipment\n\nGrills, outdoor cooking equipment, appliances, and other amenities must be used only for their intended purposes.\n\nCooking equipment may never be left operating unattended.\n\n⸻\n\nPROPERTY PROTECTION\n\n14. Smoking\n\nSmoking and vaping are prohibited inside all buildings.\n\nOutdoor smoking is permitted only in authorized areas.\n\nSmoking materials must be fully extinguished and properly discarded.\n\n15. Fire\n\nFireworks, pyrotechnics, fire performances, and similar activities are prohibited unless specifically approved in writing and legally permitted.\n\n16. Furniture & Fixtures\n\nFurniture, electronics, artwork, fixtures, beds, televisions, and other substantial estate property may not be relocated without authorization.\n\nIndoor furniture may not be moved outdoors.\n\n17. Plumbing\n\nOnly appropriate toilet waste and toilet paper may be flushed.\n\nWipes, diapers, sanitary products, paper towels, grease, food, and foreign materials must not enter the plumbing system.\n\n18. Trash\n\nTrash must be placed in designated containers.\n\nExcessive waste requiring additional removal must be arranged in advance or may result in additional charges as permitted by the applicable agreement.\n\n19. Damage\n\nDamage, breakage, leaks, equipment failures, injuries, and unsafe conditions must be reported promptly.\n\nThe reservation holder may be responsible for damage caused by members of their party, invitees, or vendors as provided by the applicable agreement and law.\n\n⸻\n\nRELIGIOUS GATHERINGS & CEREMONIES\n\n20. Permitted Religious Use\n\nChartanHouse Estate welcomes bona fide religious gatherings and religious ceremonies, including wedding ceremonies, when approved in advance and conducted in accordance with applicable law.\n\nNothing within these rules is intended to interfere with lawful religious exercise.\n\nChartanHouse Estate does not evaluate the validity, denomination, theology, doctrine, viewpoint, or sincerity of an individual’s religious beliefs.\n\n21. Maximum Gathering Size\n\nChartanHouse Estate may accommodate approved religious gatherings of up to 200 persons when legally permissible and operationally appropriate.\n\nTwo hundred persons represents the maximum advertised capacity and does not guarantee approval of every proposed gathering at that attendance.\n\nApproved capacity may depend upon configuration, parking, transportation, sanitation, restroom capacity, temporary structures, fire and emergency access, vendors, and other legitimate operational considerations.\n\n22. Weddings\n\nReligious wedding ceremonies may include an approved ceremony, reception, dining, photography, music, and related activities disclosed to ChartanHouse Estate in advance.\n\nA wedding authorization does not authorize undisclosed activities.\n\n23. Private Attendance\n\nReligious gatherings and wedding ceremonies at ChartanHouse must be private and invitation-only.\n\nThe estate may not be opened to unrestricted public admission without express written authorization.\n\nPublic ticket sales, walk-in admission, or advertising the property as an unrestricted public venue are prohibited unless specifically authorized.\n\n⸻\n\nRELIGIOUS GATHERING & WEDDING PRICING\n\n24. Separate Pricing\n\nPricing associated with a religious gathering or wedding is separate from overnight accommodation charges.\n\nPricing is determined individually at the discretion of ChartanHouse Estate ownership after sufficient information regarding the proposed use has been provided.\n\n25. Pricing Considerations\n\nPricing may take into consideration:\n\n* Number of attendees\n* Duration\n* Areas of the estate required\n* Ceremony configuration\n* Reception configuration\n* Setup and breakdown requirements\n* Number and type of vendors\n* Catering\n* Alcohol service\n* Parking and transportation\n* Valet or shuttle requirements\n* Security\n* Restroom requirements\n* Pool use\n* Estate audio-system use\n* Temporary structures\n* Electrical requirements\n* Staffing\n* Cleaning\n* Waste removal\n* Property-protection measures\n* Insurance requirements\n* Overall operational requirements\n\nNo previously quoted or previously charged price establishes the price for another gathering.\n\nPricing is not final until confirmed in writing by ChartanHouse Estate.\n\nPricing will not be determined based upon religious denomination, religious doctrine, religious viewpoint, or legally protected characteristics of organizers or attendees.\n\n⸻\n\nCORPORATE RETREATS\n\n26. Corporate Retreat Use\n\nChartanHouse Estate may approve private corporate retreats, executive retreats, team gatherings, training sessions, planning meetings, and similar private business uses.\n\nCorporate retreats must be disclosed and approved in advance.\n\n27. Private Business Use\n\nCorporate retreats must remain private to the approved organization and its authorized attendees.\n\nThe property may not be converted into an unrestricted public conference center, trade show, public sales venue, or public admission facility.\n\n28. Corporate Retreat Pricing\n\nCorporate retreat pricing is determined separately based upon the nature and requirements of the proposed use.\n\nOwnership may consider attendance, duration, overnight accommodations, meeting-space requirements, food service, staffing, audio/visual requirements, parking, transportation, cleaning, equipment, and other operational requirements.\n\n⸻\n\nVENDORS\n\n29. Prior Vendor Approval\n\nAll commercial vendors must be disclosed and approved before accessing the estate.\n\nApplicable vendors must maintain all legally required licensing, permits, and insurance.\n\n30. Insurance\n\nCommercial vendors must maintain appropriate commercial insurance.\n\nChartanHouse Estate may require commercial general liability coverage of at least $2,000,000 and a current Certificate of Insurance.\n\nChartanHouse Estate may require itself and applicable ownership or operating entities to be named as Additional Insureds where appropriate.\n\nAdditional insurance requirements may be imposed based upon the proposed activity.\n\n31. Vendor Conduct\n\nVendors may access the property only during approved periods and through approved access points.\n\nVendors may not modify, attach to, disconnect, access, or reconfigure estate infrastructure without authorization.\n\n⸻\n\nEXCLUSIVE AUDIO POLICY\n\n32. No Outside DJs, Mixers or MCs\n\nOutside DJs, mixers, and MCs are not permitted.\n\nThird-party amplified sound systems are prohibited unless expressly authorized by ChartanHouse Estate.\n\n33. Resort-Level Estate Audio System\n\nChartanHouse Estate maintains a professionally installed, resort-level audio and speaker system designed to provide coordinated sound coverage throughout the estate.\n\nUse of the estate audio system is rented separately unless expressly included in a written package.\n\nDJ, music-mixing, and MC services may be arranged through ChartanHouse Estate.\n\n34. Outside Audio Equipment\n\nWithout written authorization, guests and vendors may not bring or install:\n\n* DJ controllers\n* Mixing consoles\n* PA systems\n* Powered speakers\n* Subwoofers\n* Amplifiers\n* External sound processors\n* Wireless microphone systems\n* Karaoke systems\n* Portable amplified sound systems\n\nEstate audio equipment may not be connected to, disconnected, relocated, modified, or reconfigured by guests or outside vendors.\n\nLive musicians require prior approval.\n\n⸻\n\nFOOD & ALCOHOL\n\n35. Catering\n\nCommercial catering must be provided by appropriately licensed and permitted providers where required.\n\nCommercial food production may not be conducted in the residential kitchen without authorization.\n\nCommercial cooking equipment requires prior approval.\n\n36. Alcohol\n\nAlcohol must be served and consumed in accordance with applicable law.\n\nChartanHouse Estate may require professional alcohol service and additional security.\n\nAlcohol may never be served to anyone under 21 or to visibly intoxicated individuals.\n\n⸻\n\nPARKING, SECURITY & INFRASTRUCTURE\n\n37. Parking Plan\n\nLarger religious gatherings, weddings, and corporate retreats may require an approved parking and transportation plan.\n\nOwnership may require valet service, off-site parking, shuttle transportation, rideshare staging, or parking attendants.\n\nEmergency routes and neighboring driveways must remain unobstructed.\n\n38. Security\n\nProfessional security may be required based upon attendance, alcohol service, hours, or other legitimate operational considerations.\n\nRequired security is paid for by the reservation holder.\n\n39. Restrooms\n\nLarge gatherings may require professionally serviced luxury restroom trailers or other approved temporary facilities.\n\n40. Temporary Structures\n\nTents, stages, dance floors, arches, platforms, canopies, and other temporary installations require prior approval.\n\nRequired permits and inspections must be obtained.\n\nNothing may be driven into the ground without authorization.\n\n41. Electrical Requirements\n\nHigh-demand electrical equipment must be disclosed in advance.\n\nChartanHouse Estate may require professional temporary power distribution.\n\nGuests and vendors may not access electrical panels or modify estate electrical systems.\n\n⸻\n\nDECORATIONS & SETUP\n\n42. Property Attachment\n\nNothing may be drilled, nailed, screwed, stapled, permanently glued, or otherwise attached to estate buildings, walls, fences, gates, trees, landscaping, or pool structures without authorization.\n\n43. Prohibited Materials\n\nUnless approved in writing, glitter, confetti, rice, silly string, and similar scatter materials are prohibited.\n\n44. Setup & Breakdown\n\nAll setup and breakdown must occur during approved periods.\n\nVendors must remove their equipment, decorations, food, rentals, and supplies within the approved timeframe.\n\nAdditional cleanup, hauling, restoration, or waste-removal costs may be charged where permitted.\n\n⸻\n\nESTATE OVERSIGHT\n\n45. Owner & Management Authority\n\nChartanHouse Estate ownership or its authorized representatives may be present during an approved religious gathering, wedding, or corporate retreat.\n\nRepresentatives must be permitted reasonable access for property protection, safety, and enforcement of the applicable agreement.\n\n46. Unsafe or Unauthorized Activity\n\nChartanHouse Estate may immediately stop an activity that creates an imminent safety risk, materially threatens the property, interferes with emergency access, exceeds approved attendance, involves unauthorized commercial activity, or violates applicable law.\n\n47. Serious Violations\n\nSerious or repeated violations may result in termination of the authorized use to the extent permitted by the applicable agreement and law.\n\nFinancial responsibility for damage, extraordinary cleaning, security expenses, or other contractual charges is not eliminated by termination.\n\n⸻\n\nFINAL CONDITIONS\n\n48. No Assumed Approval\n\nA prior gathering, previous exception, previous price, social-media photograph, verbal conversation, or activity permitted during another reservation does not establish authorization for a future reservation.\n\nEvery use is evaluated independently.\n\n49. Owner Discretion\n\nChartanHouse Estate ownership retains discretion, subject to applicable law, concerning property configuration, pricing, operational requirements, vendor approval, staffing, security, parking, transportation, pool access, audio-system access, and other matters relating to the safe and responsible operation of the estate.\n\n50.
