RESORT-STYLE POOL & SPA

The backyard features an incredible 2,200-square-foot resort-style swimming pool, one of the property's signature amenities. With an 8-foot deep end and the capacity to accommodate large gatherings, it's perfect for relaxing, entertaining, or hosting an approved event.

The spa is heated and included with your stay at no additional charge.

The swimming pool may also be heated for an additional daily fee. Pricing varies depending on the season, weather, and desired water temperature. Please contact the host before your arrival for a personalized quote. Pool heating must be reserved for the entire duration of your stay.

All events, parties, receptions, reunions, and gatherings require prior approval and are subject to separate event fees. Please contact the host before booking if you plan to host an event so we can discuss availability, pricing, and event requirements.

OTHER THINGS TO NOTE.

POOL HEATING & FUEL SURCHARGE

The standard pool-heating rate is $1,000 per day and constitutes the minimum daily charge for pool-heating service.

Because heating the pool requires substantial propane consumption, the standard pool-heating rate is subject to an additional Fuel Surcharge during periods of elevated propane prices.

For purposes of determining the applicable Fuel Surcharge, the controlling propane price shall be the most recently published Residential Propane Price for the Rocky Mountain (PADD 4) region, expressed in dollars per gallon, as reported by the U.S. Energy Information Administration (“EIA”) and available as of the Guest’s scheduled date of arrival (“Arrival Date”).

The applicable daily pool-heating rate shall be:

$2.75/gallon or less — $1,000/day

$2.76–$3.25/gallon — $1,100/day

$3.26–$3.75/gallon — $1,250/day

$3.76–$4.25/gallon — $1,400/day

$4.26–$4.75/gallon — $1,600/day

Each additional $0.50/gallon, or portion thereof, above $4.75/gallon — an additional $200/day

The $1,000 daily rate is the minimum applicable pool-heating charge and will not be reduced due to decreases in propane, fuel, or energy prices.

The applicable Fuel Surcharge is determined using the most recently published EIA benchmark available as of the Arrival Date. Payment of pool-heating charges before arrival does not fix or cap any Fuel Surcharge that may become applicable by the Arrival Date. Any additional amount due must be paid in full before pool-heating service begins or continues.

Pool heating must be requested at least thirty (30) days before the scheduled Arrival Date. Requests made fewer than thirty (30) days before arrival are subject to availability and may be declined.

Pool-heating charges and applicable Fuel Surcharges are separate from the accommodation rate and are nonrefundable once fuel has been procured, heating operations have commenced, or material preparations for pool heating have begun.

RESORT-LEVEL OUTDOOR AUDIO SYSTEM

The Property features an expansive, resort-level outdoor audio system consisting of 30 professionally installed outdoor speakers and five (5) in-ground subwoofers distributed throughout the outdoor entertainment areas. The system is designed to provide immersive, high-quality audio across the Property’s extensive outdoor spaces and is available as an optional paid amenity.

Access to the outdoor audio system is not included in the standard accommodation rate and is available at the following rates:

1 day — $175

2 days — $300

3 days — $400

4 days — $475

5 days — $550

6 days — $625

7 days — $700

Each additional day — $75/day

The rates above apply to standard residential guest use. Weddings, receptions, parties, events, commercial activities, productions, or other organized gatherings may require prior approval and are subject to separate audio-system pricing.

Payment provides access to the system only during the period purchased and does not provide unrestricted volume privileges. All use remains subject to the Property’s quiet hours, noise limitations, occupancy requirements, house rules, and applicable laws and ordinances.

Due to the size, value, and professional configuration of the system, guests may not disconnect, relocate, reconfigure, tamper with, or otherwise modify any speaker, in-ground subwoofer, amplifier, wiring, networking equipment, control equipment, or other component of the audio system.

Management reserves the right to limit, suspend, or disable the system when reasonably necessary to prevent excessive noise or disturbance, comply with applicable requirements, protect the equipment or Property, or address misuse. Restrictions resulting from a guest’s violation of Property rules or applicable requirements do not entitle the guest to a refund.

Outdoor audio-system fees are separate from the accommodation rate and are nonrefundable once system access has been activated for the purchased period.
